Getting started

Bachcare handles the full picture of managing your holiday homefrom listing your property on Airbnb, Booking.com and other major platforms, to guest communication, pricing optimisation, cleaning coordination, linen, and local on-the-ground support. Our job is to make owning a short-term rental as hands-off as you want it to be, while maximising your income. 

Once you’ve signed up, your local Bachcare manager will arrange a property visit, complete an initial inspection, and organise professional photography. We then create optimised listings across all major booking platforms, set your pricing strategy, and open your calendar for bookings. There is an initial setup fee which is only charged once your property starts earning — so there’s no upfront risk. 

We manage a wide range of holiday homes across New Zealand from coastal baches and lake houses to mountain retreats and rural escapes. Your property doesn’t need to be brand new or luxury, but we do ask that it can be maintained to a high standard to ensure great guest experiences and strong reviews.

Absolutely. It’s still your home and you’re welcome to use it whenever you like. You can block off dates in your owner portal or simply contact us. You won’t be charged a management fee for your own personal staysjust a cleaning fee after your visit so the property is guest-ready again, or you may choose to do the clean yourself. 

Our management models

Full Management is our complete, hands-off service. Bachcare takes care of everything — calendar management, dynamic pricing, guest communication, cleaning, linen, and local on-the-ground support. It’s ideal if you want maximum convenience with zero involvement. 

Bachcare Host is our shared-responsibility model, suited to owners who are local, motivated, and want to stay involved in the day-to-day running of their property. With Bachcare Host, we manage the calendar, pricing optimisation, and all guest communication — while you take care of the cleaning, linen, and on-the-ground support. It’s a great fit for owners who already have a trusted cleaner and want a lower commission rate in exchange for handling those services themselves. 

Bachcare Host works best for owners who live locally or have reliable people on the ground. For example, a trusted cleaner and someone who can respond quickly if a guest needs help. In exchange for handling cleaning, linen, and local support yourself, you benefit from a lower management commission while still getting Bachcare’s full suite of booking, pricing, and guest communication expertise. 

Income & pricing

Earnings vary depending on your location, property size, availability and presentation. Bachcare provides a free income estimate based on real local booking data for your areaso you can get a realistic picture before committing. Use our income calculator on this site or fill in the free appraisal form. 

We use dynamic pricing — the same approach used by hotels and airlines. Rates are adjusted regularly based on local demand, seasonal patterns, events, and competitor pricing. This means your property is always priced to attract bookings while maximising your revenue. You’ll always have visibility over your rates through the owner portal. 

Bachcare operates on a commission basis. You only pay when your property earns. Our fee covers guest services, multi-platform marketing, and local support. There is also a one-off setup fee for onboarding your listing, which is charged once your property starts generating income. Guests pay a cleaning fee on top of their nightly rate. This covers the cost of the clean, fresh linen, and restocking of guest supplies.  

Owner payments are made monthly, with a clear statement showing all bookings, income, and any deductions. You can also track your bookings and revenue in real time through the Bachcare Owner App, giving you a live view of how your property is performing at any time. 

Guests & property care

Your property is inspected after every guest stay. If damage occurs, our team manages the process of identifying the responsible guests and pursuing appropriate recovery. We also strongly recommend owners hold suitable home and contents insurance for short-term rental use — we can advise on what to look for. 

For both Full Management and Bachcare Host properties, Bachcare manages all guest communication — from pre-arrival questions through to checkout. In Full Management, our local team also handles on-the-ground support. For Bachcare Host, you as the owner are the local contact for any issues that need someone physically present. 

Beyond higher income potential, short-term rental means your property is professionally cleaned and inspected after every stay — making issues far less likely to go unnoticed. Guests also tend to take more care of properties because their reviews depend on it. And unlike a long-term tenancy, you retain full flexibility to use your property yourself and can make changes to availability at any time.
